More Renting and Less Ownership
As many of you know, one of the significant effects of the sub-prime mortgage mess has been increased restrictions on most new loans, even though interest rates are still favorable. Good credit and money in the deal are minimums to get a conventional loan in this environment. Along with numerous other factors, it seems that homeownership is going down as more people turn to the less restrictive option of renting.
In 2007, the number of U.S. households that own homes declined by 221,000 over the previous years total, while the number of renter households increased by 952,000. These two groups combined account for 110 million households that are deciding to rent rather than own. As this trend would only seem to hold true throughout 2008, multi-family markets across the country will likely see strong occupancy and rental growth rates moving forward.
